This is an irregularly shaped tract of native rangeland with level to gently rolling terrain located in central Dimmit County, Texas. The general flow of drainage is from the northwest to the southeast. Elevation ranches from a low of approximately 625' MSL along the creek bed near the center of the property to a high of approximately 650' MSL along the northern fence line. Soils on the ranch are of the Tonio-Pryor-Brystal and Brundage soil associations which consist of deep, nearly level to gently sloping and gently undulating, very slowly to moderately permeable loamy soils. There are several low lying drainage beds throughout the property with deeper, richer soils that provide a more diverse vegetation base. Most of the vegetation on the ranch is typical of that found in the South Texas Plains Ecological Area, including guayacan, granjeno, mesquite, prickly pear, tasajillo, cenizo, guajillo, blackbrush, and whitebrush.
The ranch is perimeter fenced in its entirety with 8 ft game proof net wire fencing. The ranch is not cross fenced but does contain one irrigated food plot, fenced with 8 ft game proof net wire fencing. Domestic water is supplied by two water wells, one located near the house and one located near the southern boundary of the property. The well near the house is equipped with a 40 horsepower electrical submersible pump capable of pumping up to 400 gpm, a separate booster pump and a 2,500 gallon storage tank. The well near the southern boundary is equipped with a windmill pump. Surface water is provided by four stock tanks ranging from 5,000 to 10,000 cubic yards, all of which can be pumped to using the 40 hp pump via a creekbed that traverses the property. The ranch has been under an intensive game management program for the past six years and received a TPWD Class III Management Permit. Management practices have included the strict culling of inferior bucks, a strict buck to doe ratio, and a supplemental feeding program that includes both protein pellets and whole cottonseed. This ranch has approximately 4,695 feet or .889 miles of frontage along a dirt county road.
Improvements - A moderately improved ranch with an 1,800 sq. ft. double wide hunting cabin, skinning rack, deer storage cooler, and cleaning area, small storage closet, and a 2-bay steel framed carport.
The current owner owns a small amount of the subsurface minerals which will be conveyed. |

The property is comprised of 880.542 acres of contiguous native rangeland with level to sloping terrain. The property is irregularly shaped with the general flow of drainage from the northwest to the southeast, along the Nueces River, which traverses through the western section of the property for about 3,820 feet. The elevation ranges from a low of about 300' MSL in the Nueces River bed in the western section of the ranch to a high of about 324' MSL at the far northern tip of the property. Soils on the property fall within the Cotulla-Brundage-Moglia and Coquate Cochina soil associations, all comprised mostly of nearly level to gently undulating, very slowly permeable soils with a clayey or loamy surface layer and non saline or saline, clayey subsoil. Vegetation on the property includes a good mixture of native South Texas brush with a dense to semi-dense medium high canopy. There are approximately 129 acres (an old field) in the north central portion of the property in various stages of regrowth brush.
This property is the southern portion of the original 3,795.669 acre Franklin Ranch, which was split up in 2002. About 770.00 acres of the ranch is perimeter fenced in its entirety with new 8' net wire game proof fencing. The remaining 87.00 acres located along the Nueces River, is perimeter fenced in typical barbed wire. Domestic water is supplied by a water well equipped with an electrical submersible pump, and is located in the western section of the ranch near the Nueces River. The well is estimated to be at a depth of 40 feet and produces about 15 gpm, and provides water via an underground pipeline to two earthen stock tanks, one of which is located in the western section of the property and the other in the south central section of the ranch. There is a water line that traverses through the property providing water to the property from a water well on the adjoining ranch to the south. This is a deeded water well agreement which transfers with the property. Surface water is also provided by over 3,820 feet of frontage along the Nueces River.
The owner does not own any of the subsurface minerals. |

Soils on this ranch are comprised of Brystal, Duval and Poteet soils which consist of very fine sandy loam. Approximately 80 percent of this ranch is in virgin South Texas brush, with large mesquite, elm, hackberry and oak trees. The remaining vegetation is diverse and dense with a high canopy.
This ranch has been owned by the same family since the 1970's. It is perimeter fenced with a mixture of 8' net wire game proof fencing and typical five strand barbed wire. Domestic water is supplied by one water well equipped with an electrical submersible pump with a concrete water trough. Surface water is provided by one earthen stock tank. This ranch is surrounded by large acreage neighbors, has excellent brush and wildlife habitat, so it won't be around long!
